With a blend of traditional bailiff techniques alongside modern debt recovery processes and technology, we are able make contact with tenants and in the vast majority of cases we are able to recover the rent arrears in full and ‘educate’ the tenant to continue to meet ongoing rent liabilities. Therefore the landlord and tenant relationship has been able to be continued.
With an extensive number of Certificated Bailiffs operating throughout England and Wales, we can respond to commercial landlord instructions immediately.
We have a dedicated debt recovery centre with a 25 Fte team, who handle all in bound calls in addition to making pro-active telephone debt collection calls and SMS text messaging.
We have a 99% success rate for our Commercial Rent clients, where this proves unsuccessful we are able to undertake FORFEITURE OF LEASE.
Forfeiture of Lease
Jacobs will undertake peaceful repossession of commercial property, terminating the lease and handing control back to the landlord.
We ensure that the lease is forfeited by peaceful entry of the premises, and will ensure that Notices of Forfeiture are correctly displayed, and locks changed.
The service involves:
- Making an inventory of all valuable goods
- Photographic evidence if appropriate
Jacobs actions are undertaken promptly and efficiently, we only use locksmiths that are members of the Master Locksmiths Association to supply replacement locks to secure the premises
